Most self storage platforms hide their pricing behind a demo. This page lists the vendors that publish a price, shows what the others charge you to find out, and runs the math for a 50, 200, and 500 unit facility, including the processing fees most comparisons leave out.
The short answer
Self storage management software costs $0 to roughly $150 a month for a single small or mid-size facility on the platforms that publish a price. Per-unit plans run about $0.70 per unit per month. Flat plans start around $45 to $90 a month. Large and multi-site operators get custom quotes.
The software bill is only part of it. Your total cost has four pieces:
Pulled from each vendor's own website on November 3, 2026. If a vendor does not publish a price, we say so rather than guess.
| Software | How it's priced | Published price | Setup | Card processing |
|---|---|---|---|---|
| UnitTrac | Per unit | $0.70 per unit per month, $30 minimum. 251+ units: custom pricing. Gates $30 per gate per month. | No setup fees | 2.9% + $1.00 per card charge, 1.9% + $1.00 ACH |

| Storeganise | Pricing calculator by locations and units | Calculator opens at $90 per month; enterprise quote for larger portfolios | Free setup | Not published |
| Storage Facility Creator | Per property | $75 per property per month (announced October 2026) | Not published | Through your own Stripe account |

Third-party review sites list figures for some of the quote-only vendors, but they conflict with each other and we could not confirm them with the vendor, so they are not shown here. Prices change; check the vendor's page before you sign.
Here is what three facility sizes pay in software on a per-unit plan, next to what they pay in card fees.
| Facility | Software at $0.70 per unit | Card fees at 3% | Card fees per year |
|---|---|---|---|
| 50 units | $35 / month | $113 / month | $1,361 |
| 200 units | $140 / month | $454 / month | $5,443 |
| 500 units | Custom quote | $1,134 / month | $13,608 |
Assumptions: $120 average monthly rent, 90% occupancy, 70% of rent paid by card, 3% blended card cost before any per-charge fee. A 200-unit facility at those numbers collects $21,600 a month in rent, $15,120 of it by card.
At 200 units, card fees run more than three times the software bill. That is why switching to slightly cheaper software rarely moves the needle, and why the platforms that change how processing is paid for are the ones worth a look.
Shopping software on the monthly fee alone is like shopping a truck on the price of the floor mats.
A growing number of platforms charge no monthly software fee at all. They are paid for by payment volume instead, and they pair with dual pricing: tenants see a cash or ACH price and a card price. Tenants who pay by bank transfer pay the lower price. Tenants who pay by card pay the card price, which covers the processing cost. You keep the full rent either way.
Offering a discount for paying by cash, check, or ACH is protected by federal law (15 U.S.C. 1693o-2), which is why a properly run cash-discount program works in all 50 states. Surcharging, adding a fee on top of the posted price for cards, is a different thing with stricter rules: Visa caps surcharges at 3% and bans them on debit cards, and some states, including Connecticut and Massachusetts, prohibit them. Make sure any program you sign up for is a compliant dual-pricing setup, with both prices disclosed, and not a surcharge.
That is the model Bag Carriers sets operators up on: $0 monthly software fee, dual pricing, no long-term contract, and no setup fee, through a vetted software partner, with Frank involved from the first demo through go-live. See how it works.
Software, gates, website, and any per-tenant or per-payment fee, added up for your unit count. Get it in writing.
The percentage and any per-charge fee. A $1.00 fee on every rent payment adds up on small units.
Tenant records, autopay, gate codes, and lease documents all have to move. Ask who does it and what it costs.
Term length, cancellation notice, and whether you keep your tenant data if you leave.
A real support line, the hours it's open, and whether anyone there knows your facility.
Among vendors that publish a price, plans run from $44.95 a month flat to $0.70 per unit per month, which is $140 a month for 200 units. Some platforms charge no monthly fee and are paid for through payment processing. Larger operators and most enterprise platforms are quoted individually.
Both are common. Per-unit plans scale with your size, so they are cheap for small facilities and climb as you grow. Flat or per-facility plans cost the same whether you have 40 units or 400. Compare them at your actual unit count.
Several vendors, including UnitTrac and Storeganise, advertise no setup fee. Migration of tenant data, autopay, and gate codes can still take work, so ask who does it and whether it costs anything.
Published online and card-on-file rates run around 2.9% to 3.5% plus a fixed fee per charge. UnitTrac, for example, publishes 2.9% plus $1.00 per card payment. ACH bank payments cost much less.
Yes. Some platforms charge no monthly software fee and are paid for by payment volume, usually paired with dual pricing so tenants who pay by card cover the processing cost. Bag Carriers sets Central PA operators up on this model.
A discount for paying by cash or ACH is protected by federal law and allowed in all 50 states, including Pennsylvania. Surcharging is a separate practice with stricter card brand rules and state bans. A compliant dual-pricing program shows both prices and discloses the difference.
